Layout of a 3-room apartment with dimensions. Typical layouts of apartments: Brezhnevka, Stalinka and Khrushchev. Typical layout of Khrushchevka apartments

Against the backdrop of an increased growth rate of multi-apartment development, the variety of housing layouts is also increasing. A special place here is occupied by a three-room apartment. In a well-organized living space, people of any age category with different tastes can coexist for a long time. With a little design skills and focusing on the trend of changing design directions, you can improve the layout of almost any three room apartment.

Layout of apartments in new buildings

Large families are in high demand for spacious living spaces. The size and organization of the space of such three-room apartments can be varied. This housing is envisaged by the project both in brick and panel buildings.

The most up-to-date layout of the new three-room apartment- Studio. It is allowed to form living space for yourself by erecting an additional partition.

In premium new buildings square meters an order of magnitude larger, so often several bathrooms are provided.

The area under the toilet according to all the rules modern design isolated near the kitchen. A sufficient amount of "square" is given under the balcony or loggia.

A modern three-room apartment in 90% of cases, upon completion of construction, is transferred to future owners without partitions. This is done in order to create for them the possibility of their own modeling of the area.

The design of typical Czech apartments, consisting of three rooms, is widely used. Their area is 64 sq. m, and the main difference is a close corridor system with storage rooms. Often such a room is converted into a wardrobe. The balcony and loggias are quite large, but due to the fact that the number bearing walls minimized, they are allowed to carry out the desired redevelopment.

In modern spacious apartments, various schemes for organizing space are used. The most common of them are the following:

 • "airplane" or "vest". The windows of the premises "look" at different sides of the building;
 • a variant with rooms, where two of them are made adjacent, and the third is isolated;
 • all 3 rooms are located separately.

Often now they select such layouts of three-room apartments so that each isolated room has its own bathroom and balcony. Particular attention is paid to lighting. To maximize it, the project proposes the construction of French-style balconies.

Such apartments are mostly corner.

Layout of apartments in the secondary housing stock

This includes 3 types of buildings.

These brick houses “came” to Moscow and other cities of Russia in the 50s. Apartments located in such buildings are characterized by 3-meter ceilings, separate rooms, separate bath and toilet, a large hall and openings in the form of arches.

"Khrushchev"

The construction of such houses was carried out until the mid-80s. Initially, the apartments had low ceilings, a combined bathroom, and a small kitchen. "Khrushchev" also had an insufficient level of thermal insulation. Later, massive redevelopment began in them, since most of the partitions were not load-bearing.

Now the Khrushchev project is being radically changed, making a dressing room out of a pantry or transforming the entire apartment into a studio. The old flooring is completely replaced with tiles, and adjacent rooms (bedroom and balcony, for example) are combined, if this is not prohibited by the project.

"Brezhnevka"

This is a slightly improved version of the "Khrushchev". Among other things, mezzanines and a niche under kitchen window for food storage. The number of bathrooms is increasing, including separate ones. In such an apartment, the rooms are arranged according to the principle of an “airplane” or a “trailer”.

The nuances of the created modern layout

An improved layout always includes a kitchen space of more than 15 square meters. m, and a mini-sauna should be placed in the bathroom. In this case, the width of the balcony should start from 1.2 m.

Using the example of this apartment, whose top view is shown in the diagram, it is possible to form a living room with a kitchen on the first floor, and a bedroom on the second. On both floors, it is better to provide several bathrooms - both for the owners and for potential guests.

It is also necessary to take into account additional important points.

Selected style

There are enough of them. So, for example, you can combine Scandinavian restraint with a loft or use high-tech. But the most common is the classic style. It has the following shades:

 • lactic;
 • diluted brown;
 • pastel tone.

To add sophistication to such an interior, bright details are added in the form of furniture, panels on the wall.

The most successful solution is to combine the living room and kitchen in one shade.

Bathroom decor in modern apartments reduced to almost zero.

The choice of interior items

They are selected in the same style. So, for example, if rounded racks are initially purchased, then the lamps should be the same, and the openings should be arched.

You can vary the decor unusual things, for example, with a round bed or a mirror, as if made of small squares, decorate the entire space with small Japanese paraphernalia. In this case, there is no need to clutter up the apartment with furniture. On the contrary, in order to visually expand the area of your home, it is better to abandon bulky items.

In the nursery, it is required to select all things based on the age of the child. It will fit perfectly and save space for games alone bunk bed instead of the usual two.

It must be borne in mind that if there is a person in the family who works at home, then he will need Personal Area. It can be one of the rooms, since 3-room apartments are quite spacious, and on average their area is 56-80 square meters. m. It is also possible to separate part of the space in the bedroom for work with a screen.

Bathroom is better to choose a non-standard shape. This will allow you to have additional space for installing a shower and a washing machine.

How to choose a property with a layout

It is necessary to determine the required functional area of the premises.

The apartment plan below shows the size option suitable for a family of 3-4 people. Pictured here large hallway with wardrobes for clothes and shoes. Each room is isolated. A kitchen room and a separate bathroom (if necessary, it can be made one) are located on the left side of the apartment, and on the right side there are 2 bedrooms of different sizes. In the very center there is a living room, which, if desired, can be made part of the kitchen.

Thus, in order to correctly choose the future housing, you need to pay attention to:

 • the size and location of the rooms;
 • number of windows;
 • the presence (absence) of a balcony (loggia), their number and dimensions;
 • the remoteness of the apartment from the garbage chute and the elevator;
 • development of the region's infrastructure.

If the apartment responds necessary requirements For all of the above, this is a great option. If for a long time it is not possible to find anything suitable, then you can arrange the space for your needs on your own, taking into account all the above nuances.

Let's visit a 3-room apartment today, panel house P-44T series from the developer DSK-1
The apartment turned out to be good and spacious, but the designers didn't go crazy with the design and the layout turned out to be similar to other similar three-room flats in panel houses. The rooms are all isolated from each other. A large bay window was added to the kitchen and a triangular bay window is present in the room of the corner apartments. Two rooms have balconies.

We will consider the layout of a three-room apartment with the following dimensions:

Room with a balcony boot 17.8 sq.m. (on the diagram number 1)

Room without balcony 14.1 sq.m. (on the diagram number 2)

Room with balcony iron 11 sq.m. (on the diagram number 3)

Kitchen with a large bay window 12.9 sq.m. (on the diagram number 4)

Corridor with entrance hall 14.6 sq.m. (on the diagram number 7)

Living area 42.9 sq.m

The total footage of the apartment without balconies is 70.4 sq.m.

layout plan of a three-room apartment P-44T with dimensions

We open front door and we get into the waiting room. Ahead is a wall with an opening, in which a small arch was originally made. To the right of the door, there is a small space that can fit a small dressing room or shoe cabinet.

In this version, we see an example of such a cabinet for shoes.

This place can also be occupied by a beautiful large full-length mirror.

We pass forward and get into the very center of the hallway. Three doors meet us. On the left, a large double door leads to a room of 11 sq.m. and a slipper balcony. And two adjacent doors are rooms. To the right, the largest room is 17.8 sq.m. with a booty balcony, and that on the left is a small room of 14 sq.m. no balcony.

Several interesting ideas in the design of the hallway of a three-room apartment. The photo shows that compartment doors were installed in the room closest to us on the left.

One more interesting option hallway. Lighting was installed in the arch.

And here, on the right side of the blue hallway, columns with lighting were used in the design.

Arrangement of furniture in the hallway

If you need more space in the rooms and do not litter the rooms with cabinets, the hallway is suitable for these purposes.

A large wardrobe will be installed along the long wall.

Who has not completely gone into e-books, but collects a home library at home, interesting solution it will be if you place shelves for books in the hallway.

Corner shelves will fit in the corner.

Room with balcony

From the hallway we go into a room with a large doorway. Usually this room is used as a living room or hall. The room, although not very large, is square.

And if you remove window frames and dismantle part of the window sill, you can extend the room and connect it together with a balcony.

Not always enough for residents three rooms. Often on the balconies they organize workrooms. It turns out that they are in a situation where every square meter is expensive.

Let's turn our backs to the balcony and observe two interior doors, in the standard layout of the final repair from the developer DSK-1

Can play a little doorway. Build a small arch and change ordinary doors to sliding ones.

Two doors eat up a lot of space. And if you make a single-door opening, you can put a corner cabinet in the corner of the room.

And sometimes they completely dismantle the entire wall. And it turns out that instead of a room, a spacious hall is connected into one whole with a hallway.

Large room with balcony

Standard large room with its own balcony. The size of the long wall is 5.56 sq.m and the short one is 3.22 sq.m. It can be designed for both parents and children's room.

If the balcony is insulated, the walls can be covered with wallpaper. Bring outlets to the balcony and hang lamps for lighting.

Walls that we remember from Soviet times are becoming less and less popular. Instead of them, long chests of drawers often appear in the designs and interiors of the apartment.

But flowers, as they were in fashion, still adorn our apartments.

Room without balcony

In the third room, there is no balcony. Large and wide window. The size of one wall is 4.34 sq.m. and along the wall with a window of 3.22 sq.m.

Nice place for a bedroom. Thick dark curtains will help isolate yourself from the morning sun and sleep on a soft bed on a day off.

Large paintings on the wall look original above the bed.

The closet will not be an extra item in the room.

Bath and toilet in a 3-room apartment

We leave the room and go to the kitchen. On the way down the hallway, we come across the doors to the bathroom and toilet, and on the right of the hallway there is an empty but very convenient space for a closet.

Many apartments cannot boast of a convenient location of rooms. Sometimes there are cases that no design tricks and repairs, for example, visual expansion of the usable area with the help of mirrors, can be compared with the demolition of walls. That is why many come to the conclusion that a 3-room apartment re-planned in Khrushchev, the location of which is not always good, therefore needs some changes, which will make it more cozy and comfortable.

Standard buildings built in the Khrushchev era have been standing for more than half a century and will stand for the same amount more. If the overhaul of the building is observed, then the service life will increase. Khrushchev houses were erected as temporary housing with low level comfort, so such an apartment is subjected to redevelopment quite often. The main unifying features of Khrushchev:

 • very low ceilings;
 • small areas of residential and non-residential areas;
 • shared bathrooms;
 • walk-through rooms;
 • poor heat and sound insulation.

A big advantage is that the internal partitions in the house are not load-bearing, and this greatly simplifies the process of redevelopment and repair. IN brick house there are load-bearing structures that rely on internal, external inter-apartment walls.

Typical layout of a three-room apartment

There are several options for planning 3-room apartments in Khrushchev:

 • two of the three rooms are very small, as if one of the rooms had been divided into two;
 • 2 large adjoining rooms and one small separate room;
 • living quarters are scattered on both sides of the house;
 • there is an option when all rooms are completely isolated from each other.

Often in one of the three rooms there is a pantry. It is here that it is best to equip the bedroom, since the pantry can be turned into a small dressing room. Thus, you can unload the room and solve the problem of organizing space. One of the rooms is often designed as a living room, where you can gather with the whole family and receive guests. If there are children, then the third room turns into a nursery.

Required documentation for changing the layout

Redevelopment of a three-room Khrushchev consists of several stages. First of all, an apartment project is created, which is ordered by specialists. Such a solution will avoid problems at the next stage, when the project will have to be approved by the relevant authorities. The choice of scheme for coordination will depend on how difficult the repair is:

 • according to the sketch;
 • according to the sketch, taking into account changes in capital structures;
 • by project.

You will need to collect a package of documents, if the alteration is carried out according to the sketch, then it is also reflected on paper. The three-room apartment is distinguished by the fact that there is a storage room, a built-in wardrobe with mezzanines. So, before you start working on getting comfortable, spacious, very livable housing, you need to get a modified project plan certified by a licensed project by the appropriate organization.

Typical and non-standard options for changing space

It will not be possible to really change the dimensions of the apartment, but it is possible to increase the space using non-standard solutions. There are two principles of space reorganization:

 • combine all rooms, get a studio apartment, with specific zoning;
 • partial combination of premises: a kitchen with a living room, a bathroom with an entrance hall, a balcony with a bedroom, and so on.

Traditionally, in such a house, the kitchen is cramped, so those who have such an apartment have a natural desire to combine it with any room and expand it. A typical kitchen is a room of 6 square meters, rectangular or square.

The most advantageous option - the kitchen is combined with the living room. Close up of an old doorway. The bathroom is expanding due to the previous passage to the kitchen. This project is indeed considered one of the most successful. After all, there is still an adjacent zone between the two rooms, which can be used as a small dining room.

For space zoning, if necessary, removable sliding partitions are used. Corner 3-room apartments are attractive by their presence additional window, which makes it possible to divide one large room into two with a separate window in each of them.

Remodeling of the bathroom and isolation of adjacent rooms

The dismantling of the bathroom will help to change the position if a functional shower cabin is installed in its place and washing machine, which takes up free space in the kitchen. You can increase the space by combining one of the rooms with a balcony. As long as it doesn't violate the facade of the building, there won't be any problems with BTI approval. You can move household appliances from the kitchen to the balcony or arrange a cozy corner for tea drinking or an office there. Before that, the balcony is insulated and repaired.

Adjoining rooms are a disaster, even in the photo they look terrible. They cause inconvenience, especially when several people live in the apartment. By sacrificing the area of one of the rooms, you can solve this problem in an original way. A small narrow corridor extends to the end of the apartment. As a result, on both sides of the long hallway there are doors to the kitchen, bathroom and rooms are isolated.

Wall decoration

Redevelopment of a 3-room Khrushchev or another apartment is always the transfer or demolition of walls, which must not only be legalized, but also done neatly and efficiently. Demolition of load-bearing and non-load-bearing structures is a very important process that it is reasonable to entrust to specialists. Dismantling brick wall, sharing a kitchen with a corridor or living room is justified only when space is critically lacking.

Often it is enough to break through the opening and gracefully decorate it. So, the space of the kitchen and living room will visually expand, which can be seen in the photo. However, if the apartment is in a series 90 building, this wall is load-bearing, so it is not possible to obtain permission to weaken it.

Little tricks:

 • the effect of remoteness of the wall is given by light cold shades, a small pattern. Bring the wall closer, make the room visually smaller dark, juicy and warm tones, large pattern;
 • wallpaper with a horizontal strip "spread apart" the walls.

The choice of flooring

Floor covering should be given Special attention. Often, initially the floors in Khrushchev apartments are made of wooden planks, the service life of which does not exceed 20-30 years. That is why when overhaul and redevelopment is indispensable without removing wood flooring and screeds. This is especially true for those rooms where it is planned to lay a laminate or linoleum. In rooms where it is planned to use tiles as a floor covering, leveling the surface is not necessary.

The best choice of flooring for a 3-room apartment is tile. In the case when, as a result of the combination of three rooms, a studio is obtained, there is a need for zoning. As you can see in the photo, a multi-level floor with a different coating looks original. The walls are painted in different colors, resulting in a spacious, stylishly decorated, comfortable and comfortable apartment. The walls of the non-working space are finished with decorative plaster.

Ceiling

The main rule for the design of the ceiling is that there are no volumetric lighting fixtures, but the presence of local lighting from several sources will come in handy. A low ceiling will rise if you use a light glossy stretch or mirrors. Plasterboard ceiling from several levels the room will make visually higher. Light ceiling, walls and floor will give the room a feeling of weightlessness, lightness and extra space.

When choosing tension or plasterboard structures, you should think carefully, because during installation they steal a few centimeters. Therefore, for rooms with a low ceiling, it is better to refuse such options. Here, wallpaper and paint will be more appropriate for finishing the ceiling surface, which, when right choice will be able to expand the space and visually raise the ceiling.

Choice of interior style

Each style has specific area requirements. For a small apartment suitable option there will be minimalism. Massive decoration of antique and classic styles is inappropriate here. An elegant, compact, contrasting interior, decorated in a minimalist style, will make it possible to use the space as efficiently as possible.

The main features of minimalism:

 • light shade - the main background color (white, ivory, sand, beige);
 • ease of design and tightness;
 • division of space into functional zones;
 • disguise lighting fixtures;
 • maximum natural light.

Minimalism is not such a boring style, if you look at photos and design projects, you can be sure of this. This apartment is equipped with multifunctional transformer furniture. Wall cabinets, compact bedside tables and sliding tables are welcome. It is better to give preference to vertical furniture, rather than bulky cabinets. For the kitchen, floor-to-ceiling cabinets are ideal. Air will add glass, mirror elements. Arrange better furniture in the corners, freeing up the center of the room as much as possible. Examples of the correct arrangement of furniture can be seen in the selection of photos.

The best place to start this article is by recognizing the fact that not every redevelopment can be approved, and there are many reasons for this. There are activities that are strictly prohibited by housing legislation, and therefore it is simply impossible to “drag” them through the approval procedure.

In addition, there are a number of restrictions and norms - construction, sanitary and others, which are regulated by SNiPs ( building codes and rules, as they were called earlier) and joint ventures (sets of rules, as they are now called) and other documents.

These restrictions include recommendations on the minimum area of residential premises, which should be of interest to us in the context of coordinating a redevelopment project. After all, only a correctly developed project can be agreed upon, and for this the designer must be familiar with the rules and regulations. By the way, for this there are SRO design tolerances.

Minimum apartment area

To begin with, let's go through the norms of the minimum area of the apartments themselves, which are currently used in the construction apartment buildings. For one-room apartment it will be 28 meters, for a two-room apartment - 44, for a three-room apartment - 56, for a four-room apartment - 70, for a five-room apartment - 84 and, finally, for a six-room "estate" - 103 square meters.

In our practice, there were quite different living quarters. However, most often you have to deal with apartments with the number of living rooms from one to three, and we will focus on them.

It should be noted that the minimum area and number of rooms in the apartment depends on the climatic region in which the building is located. For example, Moscow and the Moscow region belong to climatic region II.

Minimum floor space

According to SP 54.13330.2016, for a one-room apartment, special requirements are set for the number of square meters in a living room - 14. Whereas in two- or more-room dwellings, the bar is raised higher - up to 16 for a common room. The size of the bedroom for all apartments must be at least eight square meters.

For the kitchen, minimum values of 8 square meters are set and, when it comes to zoning the room, 6 meters for the kitchen area in the dining room. In apartments, it is allowed to arrange kitchens and niche kitchens with an area of at least 5 square meters. m.

Other standards apply to attic rooms: for example, kitchens and bedrooms in them must be at least seven square meters.

Note that in this case we are talking about the size of the premises in apartments provided under a social tenancy agreement. For owned apartments, a separate set of rules indicating the minimum area of the premises has not been adopted, so options are possible here.

In addition to the area, the living room must meet other parameters. One of them is insolation (natural light). In other words, in accordance with current regulations, the sun should look into the living room. In principle, no one will forbid you to use a room of 8 square meters without a source of natural light as a bedroom, but in the documents for the apartment it will be listed as an auxiliary room.

Separately, it is worth talking about the height of the premises. In the climatic zone to which Moscow belongs, the minimum distance from flooring to ceiling in the living room and kitchen should be at least two and a half meters, while mezzanines, corridors and other non-residential premises should have a height of at least 210 centimeters. In attic rooms, the height may be slightly lower.

If you are just going to or have already carried out the redevelopment of the apartment, you can always contact our consultants with your questions by phone. If necessary, we can develop a project with a technical opinion and carry out the entire redevelopment approval process. Our contacts - .

Often, in order to equip the interior of a 3-room apartment, a person faces some difficulties and the design leads to the fact that the space is irrationally used.

Therefore, first you need to make a plan, and do the ideas in stages.

Only in this way will your house please all living family members. In the article, the photo of the interior of a 3-room apartment shows the most popular designs.

On the initial stage it would be rational to divide the rooms of the apartment according to their purpose, so that everyone who lives there can have a personal space in which they will feel comfortable.

Usual design - the project provides for the division of the entire space into a living room, a bedroom and a nursery. For convenience, a sofa is placed in the guest room, and a desk is nearby. If there are no children in the family, the nursery is used as a library.

For creative people allocate a separate room for the workshop. The interior design of a 3-room apartment can be very different.
